Well, that was weird. No mention of how many acres. No dates of construction. No interior shots of the house. No list of amenities. Unless the bathtub is solid gold, and the place is on a bunch of acreage, it seems like an awful lot of money for a place like that. Move up here; you can get more for your $$$. I wonder if somebody built a nice place, and then couldn't pay for it. It looks too new. I know some people who did that, only not on this scale. They had a barn fire, and then took the insurance money (which was really liberal) and intended to add some of their own. They built a new five stall heated barn with an indoor wash rack, bathroom, tack room, and indoor arena, all connected to the house so nobody would ever have to go outside for chores. There was all this brass hardware everywhere, and rough sawn cedar siding; it was beautiful! But by the time they were done building, they could no longer afford it. They had to give away and sell their horses, sell the house, and move to town.

Mary Ann, I found the ad on tacktrader.com and there are 70 acres. It was from the tacktrader ad that I got the URL with the photos.

Very pretty place... I figured it was going to be in some other state... Oklahoma is where we are moving in June. I can't say I'd pay $2,500,000 for it though. Still, for what it is, it is more than what you could get in Texas for $2,500,000.
We bought 40 acres with a mobile home, fenced, two ponds, and 15 minutes to Stillwater (population ~40,000, plus OSU has their vet clinic there for my use, and I'll be going to OSU ;D) for $65,000. It doesn't have the gorgeous fencing or the new house like that place, but trust me... it will in the future. LOL

This place is just down the road from me (if it's the one I'm thinking of, and it sure looks like it!)
It was built within the last five years, on a BEAUTIFUL piece of property, and the facilities are outstanding. It's on a main hiway just 20 miles s of Tulsa and that boosts the price a LOT. Still, I highly doubt they will get their asking price. I'd think about 1.2mil would the top end around here for that, and that's being VERY generous.

Oh, and, like Rein said, there are GREAT properties that just need a little TLC for rock bottom around here. We bought ours about 10 years ago, with 40 acres fenced, a mobile and one barn for less than 80,000. It now has three full barns, one with an indoor riding area, an outdoor arena, RP, lots of cross fencing and two new doublewides. I couldn't even begin to guess what we'd ask for that place if we ever thought about selling - perish the thought!

Very true that being so close to Tulsa ups the price a lot. The 5 acres with the house for $185,000 is gorgeous!! Plus, you did an excellent job on the website, Karen!

It's 10 acres - even better - and another 10 available for next to nothing. AND it's only about 10 miles further from Tulsa than the other, the hard part is that those ten miles are not exactly hiway

Ooh, 10 acres is even better. Maybe I should tell my mom and g-ma about the place - my g-ma is sick of PA winters and has been considering moving to a warmer location. My mom is planning on moving out of Texas also, and managed to get her RN back in the state of OK, so she will probably be moving to OK as well. Okay, I really need to get my butt down to the trainer's and ride.
