Sorry to be so absent lately...and then to come on here asking for help But I'm desperate. My maintenance (alimony) ran out last week. I was to refinance my house in order to not have to sell it but banks are the darndest things...they don't give money to people like me who weren't truly working till late in 2014. I owe much less on my house than what it's worth-there's no way I could get a new place (especially if I can't refi this one...) for what I owe. I can't rent a decent place for what my mortgage would be. No, I'm not going to move in with the boyfriend. No, I'm not going to move home with mom and dad. No, I'm not going to sell all the horses, sell my house, and move to a crappy apartment in town. I started out in a hole and am trying desperately to climb out, and I'm SOOOOO close. But not close enough. I need to cut debt and I need to cut debt FAST. No, I'm not asking for handouts. I've had people suggest starting a Go Fund Me account...but I don't want to ask for help. I do, however, have stuff I can sell. I'm offering 40% off Mary Kay orders (plus 5.75 for shipping). Unfortunately, anything within my feed store isn't really ship-able, so my sales on that are out. Try some different banks and some on-line banks. There are supposed to be some friendly ones out there left-over from the real estate problems of a few years ago. Unfortunately, I don't know more than that, but someone does.

You could try doing a local sale on your feed. Offer up a discount for large orders so you'll draw in a large sum rather than a few bucks here and there. Maybe call some of the larger outfits / barns in your area and tell them what you are offering or send them a flier in the mail. Good luck!

Is it OK to share this link? I have a general interest blog I hang out that might be interested. Are you sure you want to have such a deep discount? Perhaps 30% would be still very enticing.
Have you looked into getting a cosigner on the re-fi as well as multiple lenders? I have no idea what amount of twisted red tape lenders have to sort thru but with the place itself as collateral it seems like it shouldn't be so hard to get a new mortgage.

R4f, you can absolutely share the link. I'll honor 40% if they mention this topic- but as some generous friends have done, they give me the full price anyway, which is absolutely appreciated.
This nightmare is residual damage from poor financial habits that didn't change when the economy crashed in '08.
Lenders changed, and since I worked for "fun" I don't have a good 2 years of tax returns...basically on paper I'm a bum.
I've spent the last year trying to prove other wise.
I'm *almost* there.
As long as no wrinkles come up, I'm set to close Monday at 3.

Happy camper or not, I just picked up a couple of things. That's really a fun site! And from experience, I know that the packaging that comes in the mail makes me feel like it's my birthday. So beautifully done! Congratulations Reds, on your new/old home!

Thanks so much everyone!!!! Yes, it went through! Agonizing, my closing set for Monday got pushed off due to underwriters finding more things to want to fix...I lost it for a couple minutes and focused forward, and closed Tuesday morning! As I'm sitting, I'm waiting for guests to arrive for my refi party Ironically enough, it was my Mary kay business that helped push this through, and my Mary kay training that kept me going. Now, I can't relax...the hard part is just beginning, and that's to keep working to sustain it.

Congratulation, Reds. That's huge! These days rents are scary high so I'm glad you kept your home. I'm also impressed that you have figured out the problem that got you in this fix. Now you'll know how to keep from repeating yourself. Have you ever listened to Dave Ramsey's Total Money Makeover radio show? He is da bomb. Dave Ramsey is really good at motivating people. Following him got me off the "saving enough to be able to retire at age 65" to paying off mortgage early, saving extra for retirement, etc so that I was able to retire before turning 57
