OK..let me try this again. I was about to hit post when I got disconnected Since I am trying to be a better poster and lurk less, I thought I'd share pics of the land we are building on in Texas We drove to Texas a couple of weeks ago to look for a suitable place to live and keep the horses. I've never had to board before so I am very leary of boarding. We figured if we have to spend at least $300 in boarding we might as well put that money into our own land. We looked at at lest 10 places where either the land was not suitable for horses or the house stunk or both. So, we decided to build. Our realtor found a 5 acre tract with a couple hundred feet of creek frontage! We loved the land and really liked the builder. It was also just as cheap to build as to buy used. The house is going to sit on a hill that overlooks a small valley/pasture that leads down to the creek. We figure that at least 3 1/2 acres will be fenced/ We will be busy bees as we will have to fence and build a shelter once we get down there for the horses. We really liked the floor plan. I love how the master bedroom is right near the utility room and garage. The kitched has a bar counter top that looks onto the living room and breakfast area. We are going to use the dining room as a study area. Hopefully it will be ready by mid May. The forms are set for the slab, but it won't stop RAINING for them to poor the slab Anyways here are the pics! I decided to hot post in case I got kicked off before I was finished ;D To the left is the creek, then the pasture and the house will sit on the hill to the right. Alfamare who is buying prize/moon, lives near San Antonio...
I think quite a few of our EquiFriends are in Texas.
Rachel is just a DOLL....

LOL! Okay okay, I believe you! Who could look at that little sweet face and think she said anything but "Pony please, chocolate brown with a flaxen mane and tail?" The house looks like it's going to be really nice. I really love the covered porches. But am I seeing His and Hers bathtubs in the master bath? Or do I need to go get my glasses? The land is beautiful, too! Who says Texas is flat? Well, except Linda, who would think this is flat. But to those of us in the Plains, it's not!

I really LOVE the floor plan! Only real drawback I see is that the bathroom for the "other" bedrooms is down the hall and across the living room doorway.
As a single person, and the way I live, I like the garage door being close to both the master bedroom & the kitchen. The utility room is in a good location as well.

Mary Ann, you need to get your glasses! LOL! Those are his and hers closets with the tub between them. (((HUGS))) Vicki, looks good! The property looks really nice and the house plan, too. Though I will confess we are not going with a split bedroom plan for our house because I don't want the kids that far away! There will be some separation between the master and the boys' rooms but not a whole house. I know you must be so excited! We are, too but sounds like you're farther along than us. We're still waiting on the architect . . . ;-) We'll probably meet with him again in 1 to 2 weeks. We are having some problems, however, with the law office that did the closing. When they filed the paperwork, something was left undone and somehow the entire 20.285 acres was transferred to the buyers - not the 15.285 acres they bought but the whole shebang! Attorney's office said it's the property appraiser's fault, etc., etc. We're just steamed because we paid a pretty hefty sum for this law office to handle the closing because they do so many and we figured they'd look after our interests. Well, we can't get a loan or permit without an address and we can't get an address without a parcel number and with the sale/transfer not being recorded properly we don't even own property according to the county. John is getting whatever paperwork the attorney has and will be handling it himself (going to property appraiser, etc.) to make sure everything was/is recorded properly. And we won't be using that law office again, either. And they have a very good reputation, too (they probably just try harder with the bigger clients; we're just "small fry" so I guess we don't count). Okay, rant over . . . Please keep us posted on your progress, Vicki! We want to see during and after pictures, too!

We will be west of the Fort Hood/Killeen area. Fort Hood is about 3 hours south of Dallas and and hour or so North West of Austin..depending on traffic Chris-Alfamare and I have already emailed each other. Hopefully we'll get to ride together. Mary Ann- You were close.....you saw a his and hers closets in the master bath ;D In between the 2 closets will be a 42 X 60 jacuzzi tub. The X is a separate shower. Dorothy- The 2 nd bathroom really isn't as out of the way as it seems. When we have guests, it will be the first room on the right. The actual guest bedroom will be the one closest to the bathroom. Rachel's room will be in the middle. The far room will be hubby's toy room and treadmill room. We were stationed there a few years ago. We really did not like TX. BUT, we were living in an itty bitty apartment. I was also still active duty, so one of us was always deployed or in the field. We think it will be much better this time around. Vicki

LOL, I'm so jealous of all you in Texas, especially in the Hill Country. i loff it there. I've talked to Ray about retiring down there, but he won't hear of it... But next march, I'm planning on coming to the AERC convention in San Antonio... Will have to catch up with as many of you as possible and see as many of my babies as I can too! chris

This is a beautiful spot. Do check to ensure the house, the well and the drainfield are going to be high enough WHEN the creek floods. This looks much more horse-friendly than my straight-up tree-covered mountains. Linda

Linda, Yes the house is on a big enough hill so it won't flood. Only the pasture will be in the flood plain. The VA wouldn't give us a loan if the house was going to be in a flood plain. Hopefully, the flood plain will help to keep the grass green for the pasture.
Chris, I was so excited when I saw the AERC convention will be in San Antonio!!! We'll have to get together then.
Susan, We'll have to link up and ride at Hill Country SP.
